Yes, you get paid the same way at closing regardless of how we pay. At closing, it will not matter to you. What does matter is the buyer’s ability to actually get to closing with the funds required. What buying a home for cash really refers to is that we have the funds available to buy your home for cash and do not have to get anyone else (another agent, a bank, or an appraiser) to approve of the purchase price or provide any financing. Once we agree to a price with you, that price is what will be paid, we will have the funds at closing, and you really won’t care where they came from.
While the purchase price agreed to will likely be less with a cash offer, you could still come out ahead when compared to selling with an agent (see chart on our Sell Your Home page). This is due to saving on real estate agent fees and other closing costs, as well as other factors such as:
- StableRock has established relationships with contractors to perform repairs and will likely need to spend less than you would to do those same repairs. We also know how to remodel to achieve the best return on each dollar spent, which is information that we can use to get you the best cash price possible while still making sense for us.
- Some larger repairs and renovations cannot be done while you are living in the house. If you were to do these on your own prior to listing with an agent, you could have the added cost of a hotel stay or other short-term rental while these repairs are being done.
- You pay utility bills, interest, insurance, and other costs while your home is listed with an agent. We can close quickly so that you do not end up paying these for an extended period of time.
- Selling quickly to protect your credit may result in quite a bit of savings for you in the future via lower interest rates and the ability to qualify for better financial products. Credit can take many years to repair, so waiting for your house to sell could prove to be a costly setback depending on your specific situation.
- In any case, selling your home for cash is the most effortless way to sell your home.
No! You will never pay any fees or commissions to us at any time during the process to sell your home to us. This is one of the major advantages to selling your home to us. We try to keep our offers as straightforward as possible and most of the time we will even pay for ALL closing costs, so that you will know how much you will receive for your house at closing when you accept our cash offer.

For the vast majority of people, this will not be an issue.
Most of the time, real estate agents will require a commitment from you for a specific time period where any sale of your home must go through them, and they would be entitled to a commission during this time. This is important because they invest time and money to list your home and get professional photos taken in preparation for a sale. Because of this, it will rarely make sense for us to buy a home that has already been listed by a real estate agent, unless the contract with the agent has expired and the home still has not sold on the open market.
Yes, it is possible. It will be important to provide us with this information, including the terms of the existing lease such as date it expires and monthly rent amount. Also, if we buy your house while a tenant is living there, you will need to transfer any security deposit to us at closing.
This is not our business model. We like to find homes and renovate them ourselves and then either sell or rent to an end user, with no middleman. That being said, we will occasionally sell a home to another renovator if we buy a home and already have our desired number of projects ongoing. Wholesalers tend to get a bad reputation and while much of that is deserved, there are good wholesalers out there. Just like any profession, there are some good and some bad. Whether you sell your house for cash to us or to a wholesaler, you should make sure that you can trust the person you are selling to.
Most of the time, no. If we will require this, you will know prior to signing any contract with us. I remember attending a showing for a home that a wholesaler was selling with the owner in the house for the showing. She had no clue what was going on, and didn’t really know what the contract she signed was for. Given that this contract she signed was to sell her house, it is obvious why wholesalers can have a bad reputation! This will never happen with us! This brings us to our next question…
Never sign anything that you don’t understand! If there is something that you don’t understand, ask us about it! We always want to be sure that you fully understand everything before committing to anything by signing a contract.
Your home is very likely your most valuable asset, so trust will be important. While you will never be able to know 100% whether you can trust someone, there are a few things that we do differently that can ease your concerns.
- StableRock is not a faceless company. You can read about the people who will be involved in the process with you on our About Us page of our website. Many “we buy homes for cash” sites will lack this basic information about who is actually buying your home. We feel that this information is important to build rapport and establish trust.
- We never charge any fees or commissions. This means there is no need to pay us any upfront fee before we buy your home, or at any point in the process. So, there are no fees or any of your personal funds ever at risk. We are paying YOU for your home, you are not paying anything to us, ever.
- We never sign anything that we don’t understand and would never expect you to either. Therefore, we will be there to explain any pieces of our contract, steps of our process, or answer any other questions you might have BEFORE you ever sign anything. If you still have any doubts, we encourage you to consult with someone you trust who might be able to explain these things as well.
- Our primary business model does not involve wholesaling. We value quality over quantity and will have more time to devote to you than other companies who buy homes for cash with a business model that values quantity.
It’s not, but it sure does sound good, doesn’t it? We will never tell you this, because there is NO WAY TO KNOW if an offer you give will be the highest out there. Instead of promising something that we can’t guarantee (and that nobody else can guarantee either), we simply promise to give you a fair offer and treat you with respect and integrity throughout the entire process.
Because you are never paying anything to us at any point in the process, your credit does not matter if we are simply buying your home. Where your credit would matter is if you wanted to rent back your home from us after you sell your home for cash to us. Credit obviously matters in many other areas of your finances, and our “Shining Light” program can help to make sure you know what you need to know in order to maintain good credit or improve your current credit score.
No, we don’t have time for that and it would not serve either of us well to conduct business this way. If you call us, we will answer any questions you have, and offer the opportunity for us to come out and see your house so that we can provide you with a cash offer. We might follow up with you later on if you ask us to, but we won’t be calling you to bug you on a weekly basis.
No, our goal is to improve the community appearance, not make it look worse! These signs are a commonly recommended marketing tactic employed by many companies, but we feel that they look tacky and so we choose to do other forms of marketing instead. It’s just a preference though…just because a company uses these “bandit signs” does not mean they are a bad company.
